Depending on the type of project you are doing, and your skill set within this area, an Interior Designer may be in your future!

It may sound like we have a bit of a “bromance” going on here with this, but we genuinely love working with interior designers on our projects! This collaboration does more than make a good-looking house—it enhances the project’s functionality and marketability while also taking the project to another level. An interior designer fills a giant void that is left in the space between where we, as architects, typically leave off in the plans and the builder picks up in the field. There are two types of projects in which we typically have the interior designer conversation with our client — the single-family home and the model home package.

Single Family Homes

Many of our projects are beautifully executed without the talent of an interior designer being brought into the team. The homeowner and builder work together to pull off a wonderfully executed space quite often during our process; just look at the photos on our website. However, this decision always depends on the comfort of the individual making the final selections. Some homeowners are very confident in making these decisions and have a clear vision of what they are looking for, while others are not.

If you feel overwhelmed at the thought of pulling together all of your project’s interior selections, you should consider getting an interior designer on board to help. Think about the decisions that have to be made and how confident you are in your ability to select them and pull them all together in a room. Do you love the thought of picking out your flooring, baseboard detail, window and door trim detail, lighting, hardware, fixtures, etc., or would you prefer just to see an image and say, “I want it like this”?  If you’re not confident in your abilities to pull it all together, we strongly recommend meeting with a few designers and finding out what you don’t know about the process.

Model Homes

For small-scale developers looking to build and better their business, collaborating with interior designers can help establish a recognizable style and quality associated with their housing projects. It signals to potential clients that they are committed to delivering a home that reflects the owner’s personality and lifestyle. This differentiation makes their properties more appealing to buyers and is a great way to build a loyal customer base in a crowded market.

The numerous decisions that have to be made on interior selections and product lines are just too much for a builder and developer to do well on their own. They need the assistance of a great interior designer to pull all of these pieces together to ensure success. Our most successful model home projects have always included working with a good designer for selections.

When To Hire Your Designer

It’s never too early! If an interior designer is going to be involved in the process, we love to bring them on board at the very beginning of the project. It’s inefficient to bring them into a project after a concept has been thoroughly flushed out. Their insights on space planning are valuable; if you bring them on too late, a re-work of the concept can be costly!

Working with an interior designer from the start of a project can streamline the development process. Designers have the experience to spot potential setbacks early, which can minimize delays and speed up the time to market. Designers and developers can work together to address challenges creatively and effectively, ensuring the project stays on track and within budget.

Cost-Effective Solutions: Designers can suggest materials, layouts, and features that align with the developer’s budget without compromising style or quality. Their input can prevent costly design modifications and reworks later in the construction phase.

Enhance Marketability and Value

Interior designers can bring innovative ideas and creative design strategies to the design process, making properties more flexible and able to cater to various market needs over time. This adaptability makes new housing developments more resistant to shifts in market trends and ensures timeless designs that homebuyers will love.

Increased Perceived Value: Builders who frequently collaborate with interior designers create high-quality, well-designed homes with a higher perceived value. This allows builders to set higher prices, as clients are willing to pay more for homes with high-quality designs and functionality.

Ensure Client Satisfaction and Long-Term Success

A house that looks great, functions well, and meets the buyer’s needs can significantly increase buyer satisfaction. Happy homeowners are more likely to provide positive feedback, referrals, and repeat business. This reputation for delivering high-quality, well-designed homes is invaluable for a small-scale developer’s long-term success.

Tailored Solutions: Interior designers work closely with clients to customize homes to their specific needs and lifestyles. This personalized approach ensures that the final product closely aligns with the client’s dream home, leading to higher satisfaction.

Quality Materials and Finishes: Designers have an in-depth knowledge of materials and finishes, enabling them to make choices that balance cost without compromising on quality, enhancing the home’s durability and appeal.

Enhanced Functionality and Space Utilization: Interior designers excel at maximizing space and enhancing functionality, which are crucial aspects in small-scale developments where space can be limited. They can provide creative solutions for multi-use spaces, storage, and flow that developers might not have considered.

Creating Lasting Legacies Through High-Quality Homes

It’s clear the partnership between small-scale developers and interior designers is a strategic advantage. For developers, this collaboration is the golden ticket to making their projects more appealing and efficient to homebuyers and allows them to carve out a distinguished place in the competitive real estate market.

By choosing to work closely with designers, developers are doing more than just building homes — they’re creating lasting legacies of quality, innovation, and satisfaction that homebuyers cherish.
