If you’ve recently come across the term “bunkie,” you’re not alone. These compact outbuildings are gaining popularity—and for good reason. Whether you’re considering a cozy guesthouse for family visits or a stylish rental property, “bunkies” offer a flexible solution that can enhance your outdoor living space without compromising on privacy. 

Why the Hype Around Bunkies?

The beauty of this type of structure is its flexibility. A “bunkie” can be used as a rental property for an aging family member, for returning teenagers from college, or for visiting family. With the right design, these small structures can become a beautiful addition to your property, providing a serene escape just steps from your home.

We created our first “bunkie” in 1996 when a client approached us about designing a guest house for his property, and we’ve seen the designs of these structures evolve ever since. We would essentially classify all of our “bunkie” designs as guest houses—because, for us, there is no real difference in the design. 

To kick off the design process for this type of structure, we recommend starting by determining the layout and size of your “bunkie” based on your site and budget. 

Your needs will dictate the space’s functionality, whether it’s a simple sleeping area or a more elaborate setup. Think about how you’ll use the “bunkie,” as this will guide your design decisions.

How to Make the Space Liveable and Stylish.

In a “bunkie”, space is at a premium, so keep it compact and functional. No clutter. Ever. Here are some design tips:

  1. Multi-functional Furniture: Invest in pieces that serve multiple purposes. For example, folding chairs that can be hung on the wall when not in use save space and add aesthetic charm.
  2. Quality Over Quantity: With limited room, consider splurging on high-quality finishes and custom pieces that elevate the overall look.
  3. Thoughtful Decor: Avoid clutter by minimizing decorative items. Choose a few standout pieces that reflect your style.

When it comes to a “bunkie” structure, you also have to consider lighting, electrical, and plumbing. For us, most bunkies we design come equipped with electricity, air conditioning, and plumbing. This transforms the structure into a comfortable and finished space rather than just being considered a “shed”. If you’re considering adding electricity to your structure, remember that it’s essential to consult a professional. After all, the last thing you want is a structural mishap.

For those tackling the project independently, we recommend focusing on built-in features like lofted beds and shelving.

While many bunkies are designed without plumbing, we advocate for including it if the space will be used regularly. Think of your “bunkie” as a home away from home—having running water can significantly enhance the experience for overnight guests. If plumbing isn’t feasible, plan for guests to use the main house for bathing.
